Bank Owned Property

Is a home that is now owned by the lender (bank) after it failed to sell during the foreclosure process. The bank has already taken possession and the title is usually cleaner. They are often listed with a realtor like a normal home and the banks want them sold quickly.

Foreclosures

Foreclosures are properties where the lender has started or completed the legal process to take ownership due to missed mortgage payments.

Foreclosed homes are a process and can be at different stages. Usually these dwellings are where the owner is behind on payments and court action has taken place in places like Edmonton Alberta. These properties are being repossessed and may or may not be for sale yet

Judicial Sales (Court-Ordered)

Forced or Judicial sales are when a property is being sold by court order to repay a debt (not always just mortgages). Juducial sales are ordered by a judge and can involve mortgage defaults, unpaid taxes, divorce settlements or creditor claims.
